As property photographer I often been asked: How do I stage my home for real estate photos?

Or What I suggest to do before take a photograph of my home.

Well, there are few little rules to follow before take a pictures of your home.

Here it is a short list of to do thinks, before you start photograph your home.

IN GENERAL, IT’S BETTER TO

Depersonalise, declutter and free the floor space. Get everything clean and sparkling, and open the blinds fully and straighten the curtains. Ensure that all light bulbs are working and turn on all lights, it will help to show the rooms in their best forms. Straighten tables and chairs and arrange cushions attractively. It’s very important that you move all bins out of sight and ensure that all the beds look tidy. In order to do that, use your best ironed linen.

KITCHEN TIPS

First of all clear the worktop of all non-essential items, then remove all the fridge magnets, washing up liquids, tea towels, chopping boards, soaps, sponges, dish racks, plugs and all the thinks along this line. When it comes to property photography, less is more! Hide rubbish bins, pet food bowls, clear away appliances and be sure all cupboards are close. Clear the sink, no dirty dishes or coffee cup here and there! No hanging dish cloths or towels. Adding a bowl of fresh fruit or vase of flowers can do wonders.

BATHROOM TIPS

Keep it clean and minimal as we did for the others rooms. Clear toothbrushes, soaps, razors, plugs and shampoos from showers and baths. Always important is remove all the bins, scales, bathmats and laundry baskets. In the real estate property photography nothing is left to chance, keep towels to a minimum, well placed, colour matched towels are great. Last but not least, close the toilet lid, remove toilet brush and spare toilet rolls. Adding candles or unusual bottles adds some interest.

BEDROOM TIPS

Clear all surfaces of clothes, shoes and laundry, remove tissues and jewellery from bedside tables.

Ensure the bed looks tidy, use your best ironed linen and make sure you can’t see anything under the bed. Close all drawers and wardrobe doors, and remember to open the blinds fully and straighten the curtains. It will help you to better illuminate your property pictures.

RECEPTION AND DINING ROOM TIPS

Clear all children’s toys, remotes and excess books, clean fireplaces, open blinds and plump cushions. Remove scruffy throws from sofas, arrange cushions to look smart and tidy and set dining room tables. Remove rugs, especially where you have wooden or tiled floors. Any children’s toys or piles of magazines, DVDs etc. should be out of sight.

OUTSIDE SPACES TIPS

Park any cars on the road in front of your property before the shoot , with no cars on show, it gives the sense of a quiet street and a clean facade. Move bins, garden hoses, toys, tools and bikes out of sight. If you have hedges or trees, please consider trimming them. Clean the patios, move grass and rake any stray leaves.
